Ranking the 15 Richest Cities in Texas


 

Texas stands out not only for its vast landscapes, diverse cultures, and rich history but also for its thriving economy and pockets of affluence. In my vicarious exploration of the state, I have come to appreciate the captivating blend of urban amenities, entrepreneurial spirit, traditions and a robust energy sector that defines this state.

In this article, I invite you to join me in taking a closer look at the 15 richest cities in Texas. My exploration is based on a combination of four factors: median household income, mean household income, median home value, and median property taxes paid. Through this journey, I will unveil the diverse economic landscapes of these cities, shedding light on their key industries, growth drivers, and their significant contributions to the overall economic strength of Texas.

1. Redfield

Redfield has a median household income of over $250,000. Redfield is a census-designated place in Nacogdoches County, Texas, United States. This was a new CDP for the 2010 census with a population of 441.

It is in the Nacogdoches Independent School District. The zoned elementary school is Brooks-Dunn-Jones Elementary School. Secondary students in the district go to McMichael Middle School and Nacogdoches High School.

2. Piney Point Village

Piney Point Village has a median household income of over $250,000. The population was 3,125 at the 2010 census. Piney Point Village is the wealthiest place in Texas, as ranked by per capita income. It is part of a collection of upscale residential communities in west Houston known as the Memorial Villages.

The city has restrictions against all forms of business. Bunker Hill Village, Hunters Creek Village, and Piney Point Village jointly operate the Memorial Villages Police Department. The Village Fire Department serves all of the Memorial villages. The village is within the Memorial Villages Water Authority. In recent decades, Piney Point Village has consistently supported Republican presidential and gubernatorial candidates. In the 2020 presidential election, even as Joe Biden made gains on Hillary Clinton’s performance in more urbanized areas in the state of Texas, Donald Trump exceeded his 2016 percentage in the city.

3. Westlake

Westlake has a median household income of over $250,000. The population is 1,900 as of the 2020 United States census. The median income for a household in the town was $128,375, and the median income for a family was $150,000. Males had a median income of $72,250 versus $41,042 for females. 

The per capita income for the town was $59,206. About 2.9% of families and 2.7% of the population were below the poverty line, including none of those under the age of eighteen and 7.7% of those 65 or over. According to a Residential Survey conducted by the Town of Westlake in Texas and published in May 2017, 59% of residents have a combined household income of $500,000 or more.

4. Hunters Creek Village

Hunters Creek Village has a median household income of over $250,000. The population was 4,385 at the 2020 census. It is part of a collection of upscale residential communities in west Houston known as the Memorial Villages.

As of 2022, Hunters Creek Village is the 403rd largest city in the State of Texas. As of 2000, Hunters Creek Village was the 4th wealthiest location in Texas by per capita income. A 2010 BusinessWeek study stated that Hunters Creek Village was the most expensive suburb in Texas.

5. Bunker Hill Village

Bunker Hill Village has a median household income of over $250,000. The population was 3,822 at the 2020 census. It is part of a collection of upscale residential communities in west Houston known as the Memorial Villages. As of 2010, Bunker Hill Village was the 5th wealthiest place in Texas. Also, Bunker Hill Village is one of Forbes’s top 25 places to retire rich.

While Bunker Hill Village is an independent municipality and not part of the City of Houston, the United States Postal Service uses Houston for all Bunker Hill Village addresses.

6. Westover Hills

Westover Hills has a median household income of $244,583. The population was 682 at the 2010 census. In 2000, Westover Hills was the wealthiest location in Texas by per capita income and the 12th highest-income place in the United States. It has since been surpassed in Texas by other cities. It is still the wealthiest suburb of Fort Worth. 

The city of Westover Hills is one of the most reliably Republican jurisdictions in the state of Texas. Every GOP presidential candidate since Thomas Dewey in 1948 has carried the city by over 25 points, with Dwight Eisenhower, Ronald Reagan, and George H. W. Bush each earning over 90% of the vote in 1952, 1956, 1984 and 1988 respectively. In his 1998 gubernatorial re-election bid, George W. Bush would also top 90%.

7. Highland Park

Highland Park has a median household income of $234,427. The population was estimated to be 8,719 in 2022, dropping from the previously recorded 8,864 in 2020. It is located between the Dallas North Tollway and north of downtown Dallas. Highland Park is bordered on the south, east and west by Dallas and on the north by the city of University Park. Highland Park and University Park together comprise the Park Cities, an enclave of Dallas.

According to the 2010 U.S. census, there were 3,411 households, and 2,426 families residing in the town. At the 2020 United States Census, there were 8,864 people, 3,398 households, and 2,562 families residing in the town.

8. Barton Creek

Barton Creek in Texas has a median household income of $235,451. As of the census of 2000, there were 1,589 people, 707 households, and 509 families residing in the CDP. The median income for a household in the CDP was  $235,451, and the median income for a family was $172,909. Males had a median income of $100,000 versus $44,716 for females. 

The per capita income for the CDP was $110,504. About 1.3% of families and 3.6% of the population were below the poverty line, including none of those under the age of eighteen or sixty-five or over.

9. University Park

University Park has a median household income of $247,045. The population was 23,068 at the 2010 census. The city is home to Southern Methodist University. University Park is one of the most affluent places in Texas based on per capita income; it is ranked no 9. 

In 2018, data from the American Community Survey revealed that University Park was the second wealthiest city in the United States, with a median household income of $198,438 and a poverty rate of 4.2%. Their median household has since risen to $247,045 in 2023. 

10. West University Place

West University Place has a median household income of over $250,000. At the 2020 U.S. census, the population of the city was 14,955. It is nicknamed The Neighborhood City and is mainly a bedroom community for upper-class families.

West University Place is surrounded by the cities of Bellaire, Houston, and Southside Place. As of 2011, West University Place has the state’s fifth-highest concentration of households with incomes of $150,000 or greater. The median income for a household in the city was over $250,000, and the median income for a family was $227,425. Males had a median income of $168,056 versus $71,910 for females.

11. Hill Country Village

Hill Country Village has a median household income of $225,000. The population was 942 at the 2020 census. It is a very affluent enclave city, home to old-money families. 

It is part of the San Antonio Metropolitan Statistical Area. It is the 11th wealthiest location in Texas by per capita income.

12. Rollingwood

Rollingwood has a median household income of $207,969. Part of the Austin–Round Rock metropolitan area, the population was 1,467 at the 2020 census. 

While it is located in central Austin, it has a rural, wooded feel with rolling hills and a large park with play areas and four-ball fields. Western Hills Athletic Club, a private swim and tennis club restricted to 400 households, is part of the park zone.

13. Southside Place

Southside Place has a median household income of $166,042. As of the 2000 census, Southside Place was the 13th wealthiest location in Texas by per capita income. It has since retained that same position. 

Southside Place functions as a bedroom community for upper-middle- and upper-class families. Many businesses are located in Southside Place; all are along Bellaire Boulevard. Southside Place is a member city of the Metropolitan Transit Authority of Harris County, Texas. 

14. Southlake

Southlake has a median household income of $239,833. Southlake is a suburb of Dallas Fort Worth. As of the 2019 census estimate it had a population of 32,376.  Due to the close proximity to the DFW International Airport, Southlake became a boomburb throughout the 1980s, 1990s and 2000s.

Southlake is well known for its Southlake Town Square project, a shopping centre located on State Highway 114 and Southlake Boulevard. A plan was approved in March 2005 that allowed the Town Square’s area to be doubled. Sabre Holdings, an S&P 500 company, is headquartered in Southlake in the Solana business park. Industrial businesses include gasoline storage and distribution and concrete works on the east side of town off Highway 114 near DFW Airport.

15. Spring Valley Village

Spring Valley Village has a median household income of $224,722. The population was 4,229 at the 2020 U.S. census.  The City of Spring Valley Village was recognized as the safest city in Harris County in 2019. 

Because of the 1955 incorporation, Houston did not incorporate Spring Valley’s territory into its city limits, while Houston annexed surrounding areas that were unincorporated. In 2007, the name of the city was officially changed from Spring Valley to Spring Valley Village. Regardless of the name change, all postal addresses in Spring Valley Village are Houston-based.
